First client with rental income..

Married Couple..

They have a basement suite that they rent out.

I prepared the T776 and the couple has decided to split the income 50/50. I entered the details, please see below, and I entered the expenses... the personal portion use is 73%

Upon checking the Auditor, It wants me to check T776CCASummary#1, please see below,

There is this area here that's throwing me off.

Do I have to worry about this? The couple has had the house since 2018... they just started renting the suite last year.

The question being asked is related to the annual limit which applies to property which is eligible for immediate expensing, as opposed to being an asset for which CCA is determined over a number of years (basically, more detailed than that).  Since this is your clients' residence, you will not be claiming any CCA and further, Class 1 would not qualify for immediate expenses.  The correct response is "no".
